It’s my condo! But what am I allowed to do?
According to the Master Deed and Rules and Regulation documents, unit owners may not alter any aspect of the Common Area – which is essentially the exterior of the unit and the grounds.
For instance, there can be no alteration or attachment to the siding or trim of the buildings. No decorative flags, no furniture on the lawns, and no holiday lighting are examples. Owners may make some interior modifications. But for reasons of code compliance and safety, any major modifications require Board of Governors approval (which will not be unreasonably withheld). Examples of “major modifications” would be refinishing the basement, erection of new or changing of walls, or a new kitchen. Contractors or owners must provide the Management Company with detailed plans, the proper licenses, permits and insurance binders.

There are a few ways that owners are permitted to “individualize” outside. The planting of flowers within the existing planting beds in front of the units is OK. Many of us also display planters or pots on the front decks. The maintenance of added flowers (watering and seasonal removal) is the owners job. Keep in mind, the Board of Governors may request removal of any material that it deems inappropriate. Read the Rules and Regulations for complete details.
